Tarek El Moussa never thought cancer would be the wake-up call that changed everything.
The Flip or Flop star was at the peak of successโmoney rolling in, fame skyrocketingโwhen a registered nurse watching his show noticed something alarming on his neck.
That observation led to a stage three thyroid cancer diagnosis at just 31 years old, followed shortly by testicular cancer.
In a recent candid conversation with fitness expert Thomas DeLauer, El Moussa opened up about how those twin diagnoses forced him to confront a brutal truth: success means nothing without health.

The Email That Saved His Life
El Moussa had been clearing his throat constantly, but doctors repeatedly dismissed his concerns.
“Every time I go to the doctor, they would judge me,” he recalled. “They would say, ‘It’s the cigarettes. You got to stop smoking or it’s allergies.’ And they totally dismissed me.”
Everything changed when that email from Texas arrived at his production company.
I went in, I did a biopsy, came back as atypical, meaning it could or could not be something. So then I went in for exploratory surgery. They’re supposed to just open me up in my neck for I think it was about an hour just to see what was going on. It turns out I had stage three thyroid cancer. It had spread to my lymph nodes.
He woke up five hours later to his entire family crying over him.
The first words out of his mouth: “I have cancer, don’t I?”
A Second Cancer Diagnosis Within Months
As a precaution, El Moussa’s thyroid cancer doctor recommended checking a routine physical exam finding from the previous year.
During an ultrasound at Kaiser Permanente, he sensed something was terribly wrong.
I’m an energy guy, right, with my ADHD and I can feel his energy changing. And I remember asking like, ‘Hey, what do you see? What’s going on?’ And he’s like, ‘Nothing. I’m not a doctor.’ And I said, ‘Well, I know you’re not a doctor, but like what’s up?’
Twenty minutes later, he received devastating news: testicular cancer.
At 31, with a two-year-old daughter, El Moussa faced two completely different cancers simultaneously.
I was more successful than I ever imagined I would be. I was making more money than I ever imagined I would make. And I thought I was going to die. So that’s when I really, really realized money doesn’t mean anything if you don’t have your health.
The Lifestyle That Led To Crisis
El Moussa believes his cancers stemmed from years of self-destruction fueled by obsessive ambition.
He spent 12 years chain-smoking, drinking a gallon of vodka daily, and working 20-hour days.
I believe that I got sick because of the amount of pressure I put on myself to achieve. And people don’t realize, you know, mental health is a real thing. And I’m someone that suffers with ADHD, OCD, anxiety. But it also fuels me. So it’s my greatest gift and my greatest nemesis.
His journey to real estate success began at age 20 after struggling with severe depression and gaining 60-70 pounds post-high school.
Living in his mother’s garage, he became obsessed with cold-calling expired real estate listings.
Within 90 days, he went from broke to bringing in $300,000 in gross commissionsโmoving from the garage to an almost million-dollar house in Orange County.
Fighting Back Through Food
When El Moussa received his cancer diagnoses, his immediate response wasn’t just medical treatment.
He completely overhauled his lifestyle overnight.
When I found out I had cancer I quit smoking cigarettes. I cut drinking. I cut out alcohol like 90%. And overnight I changed my food. I changed my diet and I started eating healthy. I started eating more organic.
His approach was rooted in what he calls the metabolic theory of cancerโthe belief that cancer development is fundamentally linked to metabolic dysfunction and mitochondrial health.
This perspective emphasizes that what you eat directly impacts cellular energy efficiency and abnormal growth patterns.
The Aftermath: Worse Than Cancer Itself
Recovery proved more challenging than the cancer battle.
Without a thyroid, El Moussa relied entirely on synthetic medication to regulate his hormones, mental health, and entire body function.
For the year after all my surgeries and everything, I felt like I could barely get out of bed. I didn’t have the energy to work, but I still did it. See, that’s the thing. That’s why I’m successful. I’m disciplined. I would force myself out of bed. I would force myself to film TV shows.
Desperate for relief, he visited a bioidentical hormone clinic.
The treatment included testosterone injections, hCG injections, anastrozole, and vitamin B12 with fat burner injections.
